A private sanctuary nestled between Ellenville and Mountain Dale, in the Catskills, with 105 acres of land to explore and access to the outdoors from every room. It sleeps 8 + 2. Designed as a retreat for families and friends, this home is surrounded by endless and expansive wooded views and privacy, with all the convenience of town just a few minutes away. The hosts here have a real focus on wellness: they are happy to help with on-site services to promote wellbeing, such as movement (yoga, pilates, hiking), bodywork (energy healing, massage) and food (local breakfast, picnic provisions, or an on-site chef) as well as booking childcare providers as needed.
Why Kids Love it
The residence has plenty of toys and books for kids under 10, together with a great family living room that’s large enough for wheeled toys and a cool bunk room for siblings or friends to share. Additional items include a basketball hoop, balls, winter sleds and a kiddie pool for summer. There is a pack-n-play and 2 travel cribs for younger guests. Kids of all ages will love exploring the expansive grounds and getting out in nature where they can climb trees, build dens or toast marshmallows on the fire (the hosts provide a s’mores pack!).
Things to Know
Minimum stay: 2 nights in low season, 3 nights in summer. A 3-night minimum also applies for the following special occasions: Martin Luther King Day, Presidents Day, Easter, Memorial Day, July 4th, Labor Day, Indigenous Peoples Day and Thanksgiving. Discounts are given for weekly and monthly stays. Please note that while the space is designed with families and children in mind, there are a few things to know to prepare yourself for your stay: the home has a spiral staircase to the ‘walk out’ level suite. The hosts include a retractable gate at the top of the stairs and they have enclosed the stairwell for optimal safety. The owners recently installed split AC/heating units throughout the entire home to efficiently purify, cool and heat the rooms to for guest comfort. The grounds are expansive and natural. There are some structures on the property that small children should avoid.The lead host must be 25+ years of age. With 105 acres comes lots of great wildlife (lots of deer, wild turkeys, birds, etc) but bears and coyotes are also native to the area and guests should keep garbage and food items securely stored in the garbage receptacles in the garage. The owners have an outfitted tent available for rent on the property, as well, which can be booked with the house. It is located across a 20 acre field down a path in the woods and is fully private, the only shared area is the first 1/3 of the driveway from the road. NOTE: There is a 2% Occupancy Tax (on the cost of accommodation only) that will be charged separately on booking acceptance.
About the Location
The house is located in Ellenville, in the Catskill Mountain region of New York. activities. Most city locations can be accessed in 2 hours so it’s easy for a quick weekend away and even better for longer stays. Many people flock to the area for the endless outdoor adventures; from hiking to mountain climbing, there are activities for all conveniently located nearby. A car is essential, though there is a direct bus 30 minutes away. It’s only 7 minutes to Ellenville and Mountaindale, or just 20 minutes to great places like Sams Point hiking area, the Bashakill Winery in a nature preserve, Arrowhead farms, West Wind Orchard and many others. Visit Holiday Mountain for skiing or the Family Fun Farm amusements of Monticello (both around 30 minutes’ drive). Frost Valley YMCA camp and other camps are accessible from the house and it is within 20 minutes of 3 beautiful glacier lakes in the Minnewaska State Park region.
Accommodation Details
The house has 4 bedrooms and 3 bathrooms, set over 3 floors. Well set up for a family stay, the house is ideal for multi-generational trips or 2 families traveling together. As well as 3 living/ lounging areas, there’s an 8-person dining table and 2 additional children’s chairs. The king suite and bathroom are on the lower level with walk-out access to the hillside. The double and twin bunk rooms are on the main level with a full bathroom, There are 2 large queen bedrooms that share a full bathroom on the 2nd floor. The hosts include amenities like coffee, custom relaxation tea blends, premium yoga studio props, unlimited firewood and luxury bedding.
Style Notes
Modern rustic. This 1960s mid-century cabin feels elegant yet relaxed, with bright windows and natural landscaping. All the rooms are set up to evoke calming feelings and maximize the indoor-outdoor flow. The hosts have added recent eco-home upgrades including converting all fossil fuel utilities to solar and living light on the land practices. They also encourage all guests to be mindful of their eco footprint during their stay. Both the interior and exterior setting is designed to spark joy in nature to enhance our own well being. Guests are welcome to share books and experience Japanese art shinrin-yoku, or forest bathing for health benefits. We love the unique fabric wall-hangings, the classic stone fireplace and the quirky spiral staircase.
