Located just one hour north of Manhattan, this newly renovated is an ideal retreat from city life. It sleeps 10. Nestled in a tranquil setting near pristine, non-motor boat Roaring Brook Lake, it’s been designed with families in mind: the main level has a beautiful living room with a gas fireplace and offers a quiet gathering space (no TV here) morning and night. The kitchen is at the heart of the house - a great space to come together with plenty of sitting space at the island and the dining table. The rear deck with outdoor dining and lounging area is an extension of the house in warmer months, and boasts an above-ground pool. When you’re ready to explore, it’s just a short walk to the lake where families can enjoy swimming, launching a kayak (double) or trying out the stand up paddle board.

Why Kids Love it

Kids love the house and as they can comfortably have their own space to play, roam and relax. The custom-built bunk room is a big hit with kids of all ages and the media room next door is the perfect spot for games and film nights - you’ll find board games and puzzles in the storage here. The pool is a huge part of summer days at this house and a great place to cool off during the hotter days for both kids and adults, while the large lawn offers plentiful space for outdoor games and running off some steam. The lake is the big draw here - active kids will love swimming, fishing and kayaking, all within a short distance.

Things to Know

Minimum stay: 7 nights in summer, 3 nights at other times. A kayak (2 person) and a standup paddle board are available for guests to use with a variety of life jackets available. There are 5 public access points to the lake, one within a 2-minute flat walk from the house. A beach cart is also available for guests to use. There is an above ground pool on the main level of the house. Fitness and meditation is equipment available (includes yoga mats, blocks, meditation cushions, light weights and massager). You’l find a dedicated workspace on the upper level. It’s an easy commute to the city (just one hour to Manhattan). There is an additional fee for pets: the hosts allow one dog under 40 lbs.

About the Location

The property is located just off Roaring Brook Lake in Putnam Valley, New York. The house is within an hour’s drive of Manhattan (and international airports) and surrounded by endless hiking trails, farms and lakes. Car rental is essential to explore the area. Roaring Brook Lake is a non-motor boat lake with 4 beaches and is perfect for swimming, fishing and water fun. Cold Spring (20 minutes’ drive), Beacon (30 minutes’ drive) and West Point (40 minutes’ drive) are also worth a visit.

Accommodation Details

The house has 4 bedrooms and 3 bathrooms, set over 3 levels.
Level 1: At entry level, you’ll find the media room with sectional sofa and large screen TV, bunk room and full bathroom.
Level 2: living room, kitchen, dining area, primary bedroom, full bathrom, access to the 2 decks and the pool. This main living level of the house is flanked by spacious decks on both sides of the property. The front deck is light-filled and offers a great view of the lawn and sunset viewing while the rear one is more private and offers a grilling space, dining and lounge seating and most importantly the pool. The outdoors are further enhanced by a firepit that’s surrounded by adirondack chairs for a relaxing evening by the fire and for those wanting a day nap a hammock will be the perfect spot.
Level 3: 2 bedrooms, full bathroom and an office (can be used as a nursery on request).

Outdoors indoors. Inspired by the lake's pristine waters and the lush, wooded landscapes that envelop it, the design incorporates subdued tones of blue and green, which not only enhance the visual coherence of the space but also foster a calming atmosphere. The various living spaces range from bright and airy to dark and moody, with each area thoughtfully designed to encourage relaxation and well-being. The vaulted living room overlooking the sprawling lawn is a bright gathering space with a comfortable searing group grounded by a beautiful gas fireplace. This space connects seamlessly to a dark-toned, fully customized kitchen and dining area that is spacious and well designed for effortless meal preparation and dining experiences with the family. We love the cozy bedroom window seat, the inviting bunk beds and the grand open staircase.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 15% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 15% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
