This gorgeous farmhouse in Phoenicia, NY is the perfect vacation home for those wanting a quick, easy getaway with lots of walkable activities. It sleeps 6. The property has been recently renovated and is well set-up for a family stay with an open eat-in kitchen and relaxed dining area, making it easy to prepare meals and keep an eye on the kids at the same time. The kitchen also opens to the backyard which has tons of space to run and play and an ice rink for winter skating while parents can cook out on the grill and eat al fresco in the warmer months.
Why Kids Love it
Kids will enjoy the large backyard and the open living room, where they can build and play with toys aimed at kids aged 5 to 12. It’s an easy walk to town and the Farmers Market, so you can explore on foot, and they’ll love visiting the wonderful swimming holes nearby. There’s a TV in the living room (plus fast WiFi to stream movies) and for outdoor adventures, the house is close to countless hikes and activities, as well as several summer camps. One of a kind opportunity to have your own private rink. A dream for figure skaters, hockey players and all fans of skating there is a 25' x 50' rink in the backyard in the winter. Things to Know
Minimum stay: 2 nights. Safety notes: there is an ungated staircase leading to the 2nd floor so the house is best for children over 5. The driveway has parking for 2 cars and street parking is also available. The house has its own, fast level 2 EV charger (10 kW) located on the side of the house at the end of the driveway, available to guests if you need to charge your vehicle. As the house is all electric it’s primarily heated and cooled with a new state-of-the-art heat pump system. This has ‘head’ units in the living room, the eat-in kitchen and the 3 bedrooms upstairs, which can be independently set to suit your comfort. The house has a keypad for entry and exit. There is fast 225 Mbps WiFi - enough to stream whatever your family wants, whether it be video calls, remote work or the latest 4k movie.
About the Location
The house is located just 1 minute from Phoenicia's Main Street in the Catskill Mountains of upstate New York. The village is easily accessible on foot, and you’ll find local highlights such as the pedal powered Rail Explorers, the Phoenicia Diner and Woodstock Brewery. You can tube on or fish in the Esopus Creek, and enjoy pastries and fresh bread from Bread Alone, just a few minutes away in Boiceville. At weekends you can visit the small Farmer's Market and pop-ups at the Phoenicia Flea market. Phoenicia is well located about 25 minutes from historic Woodstock and 20 minutes from Belleayre Mountain for family-friendly skiing all winter. New York City and the international airports are around 2.5 hours away.
Accommodation Details
This residence has 3 bedrooms and 2 bathrooms, set over 2 floors. On the main level, the dreamy kitchen and dining space is open and bright, with a whimsical circle window and three French doors that open onto the porch and the large yard. There is also a tiny powder room on the first floor. Upstairs are 3 beautifully decorated rooms: a kids room with two single beds, a guest room with a queensize bed (perfect for a nanny or an au pair) and a primary bedroom with a kingsize bed. The upstairs bathroom has a soaking tub, heated floor and a rain shower. The washer/dryer is conveniently located on the second floor, making it easy to pop in a load of laundry.
Style Notes
Relaxed minimal. The house has been carefully restored and renovated over the past year. Bright, light and dreamy, this home has modern, natural decor and large windows throughout to create a feeling of calm and peace. Each bed has Casper mattresses and pillows, with linen sheets (for a hotel-style level of luxury) and the kitchen has all under-counter cabinets - easy for kids to access plates and snacks when they need to. We love the sleek all-white kitchen with a slightly Scandinavian feel, the luxurious brass hardware in the bathrooms and the use of textures (wall hangings, rugs, rattan) creating a laid-back look.
