A spacious Southold residence under a 5-minute drive from the town center and local beach, set in large private grounds with a fenced outdoor pool. It sleeps 13 + 3. The perfect city escape for all the family, located in a quiet, residential neighborhood with local cafes, restaurants, and beaches within easy reach by bike or car. There’s plenty of space for 1 large family or multiple groups with stylish open plan living spaces designed for gathering together in, and plenty of outdoor space for the kids to let off some steam while the adults relax. Inside there’s a large basement full of toys that doubles as a play space, leaving parents to enjoy some peace upstairs. The hosts are more than happy to provide the low-down on local family-friendly activities and eateries, and can also share babysitter recommendations on request.

Why Kids Love it

A playground paradise for kids with a park style backyard including lawn space to play on, outdoor games, a tree house climbing frame with a swing set and slide, and a fully fenced outdoor pool for splash about fun. The hosts have kids themselves and can provide everything a parent could need for little ones, from toiletries, cribs, highchairs, and a baby bath to a Baby Bjorn Bouncer, an activity center and a Dock-a-tot. There are plenty of toys and games including a small ball pit, a nugget couch and a play teepee, as well as a designated play area with games consoles, and a TV in the basement. Upstairs, there are blackout curtains and multiple sound machines to help ensure a good night’s sleep all round. The local area is full of family fun with plenty of local beach options, ice cream parlors a-plenty and a carousel and boardwalk in nearby Greenport. The hosts have bicycles to borrow for a fun way to explore.

Things to Know

Minimum stay: 3 nights. Having kids themselves, the hosts prioritize the safety of younger ones with a fully fenced in pool, stair gates available for inside and bed rails. They recommend using a childproof doorknob cover on the front door (which they can provide) as well as a baby gate on the bottom basement steps. If there is something particular for kids you require, please do ask the hosts as they may well be able to provide. There is good WiFi throughout the property, and office space for parents who need to work, downstairs. There is also air conditioning and a washer/dryer for convenience. The residence has parking and a car is recommended for exploring the local area, though not essential. Pets are welcome, please speak to the hosts at the time of booking.

About the Location

The residence is located in Southold, New York state, a 4-minute drive from the town center which has a good offering of grocery stores and restaurants. Local beaches - including popular Kenney’s and McCabe’s - offer lovely views of the sound and are a 15-minute cycle or 5-minute drive away. The nearby town of Greenport is a 12-minute drive offering up laid back oceanside fun with a carousel, a boardwalk and great restaurants. NYC is a 2 – 3 hour drive, depending on traffic while John F Kennedy International Airport is 2 hours by car.

Accommodation Details

The residence has 4 bedrooms and 3 bathrooms set over 2 floors. The central living space is on the ground floor level with an open plan style set up including a combined dining/kitchen/living area. The living room has a large corner sofa, 2 armchairs, a coffee table, wood burner and a TV. The kitchen diner is just behind with a dining table seating 8 (when the bench is used) and a fully equipped kitchen with everything a guest would require, including a dishwasher. There is access to the garden from here via the patio doors. The primary bedroom is on this floor, with a kingsize bed, along with a second bedroom including a queensize bed. There is a bathroom with a bath and a shower. Downstairs there is a newly renovated basement area with an entertainment center and 2 home office set ups, along with a third bedroom including a queensize bed and 2 bunk beds sleeping 2, and a fourth bedroom including 1 single bunk over a double bed. There’s an air mattress and 2 cribs available for accommodating additional guests, and 2 additional bathrooms – 1 with a walk-in shower and the other with a bath and a shower. Outside space includes a large lawn with an alfresco table seating 9, a sofa set for relaxing, an outdoor pool, a play/tree house with a slide and a climbing wall, and a swing set.

Style Notes

Laid back coastal. Drawing inspiration from its headland location, this light, bright and spacious residence has relaxed beachy vibes throughout. With upscale designer furniture and accessories, there are plenty of luxury touches providing a cozy feeling for evenings gathered together around the dinner table, or the fire during the cooler months. Wooden floors and high ceilings in the open plan hang outs provide an airy, loftiness so the residence never feels crowded while large bay windows and patio doors make the most of the sun, flooding in the light and garden views. The newly refurbished basement provides plenty of play space, alongside work from home nooks accommodating both kids and parents in need of peace. We love the garden aka the ‘play park’ with its own playground, swimming pool and plenty of space to relax.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 15% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 15% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
