A picturesque family home close to many attractions in The Cotswolds with a pretty walled garden, hot tub and beautiful period features. It sleeps up to 11. The hosts have recently renovated this 17th century property with contemporary interiors, new bathrooms and stylish furnishings. Additional trundle beds can be added to kingsize bedrooms and the beds can be split into singles, so there’s lots of flexibility for families of different sizes and ages. Parents will love the tranquil south-facing garden (not to mention the hot tub!) and outdoor dining patio, where you can relax into the evening with an alfresco meal or a glass of wine. It’s also perfectly located for exploring some of the Cotswolds most dreamy villages: think historic honey-colored cottages and thatched-roof barns at every turn.

Why Kids Love it

The house has plenty of books and games for children, as well as Smart TVs and DVDs for kids under 10. The spacious living room is large enough for wheeled toys, and there’s even a table football in the snug. The hosts are flexible on sleeping arrangements, so kids can sleep together with extra beds placed in the bedrooms or be separated if they have different bed times. The fully walled garden is safe and secure, with a grassy lawn for outdoor games and a hot tub for the whole family to use all year round (with adult supervision). It’s a short walk from a village playground, which caters to both young and older children, with a zip line, swings, slides, bouncy toys and a tractor. Further afield, there are numerous children's activities in the area, including the Cotswolds Wildlife Park (1 mile away).

Things to Know

Minimum stay: 2 or 3 nights (depending on the season); 4 nights at Christmas. Rates range from £249-£699 per night. The house is located in a very quiet village and the garden is walled and secure. Safety notes: there are outside stone steps in the garden where younger children may need supervision. Inside, the accommodation is arranged on 2 floors and some rooms have low ceiling beams, so taller guests should be aware! The upstairs stable door is permanently locked and not accessible to guests, for safety. There are 4 kingsize beds and 11 single beds, but the host accepts groups of up to 11. Pets are welcome for an additional pet fee. The home will be professionally cleaned with hotel-quality Egyptian cotton linens and towels supplied each week during your stay. The hosts provide 2 high chairs and 2 travel cots for families with babies or toddlers. For groups of more than 8 people there is an additional £50 charge per guest per night, which will be added to your quote when enquiring.

About the Location

The property is located in between picturesque Langford and Burford, known as the gateway to the Cotswolds. Langford is characterised by pretty Cotswold stone properties, surrounded by open farmland and has been classed as an Area of Outstanding Natural Beauty. Situated in a conservation area on the Oxfordshire/Gloucestershire border, it’s close to the historic towns of Lechlade, Bampton (where they filmed Downton Abbey) and Burford - a series of pretty villages with postcard-perfect scenery, many lovely cafes and independent shops. You're also close to Cirencester, Oxford, Cheltenham and Witney. There are excellent walking routes from the doorstep to local villages, and you can finish off at a fantastic local pub, The Bell Inn - a critically-acclaimed gastropub offering delicious pub food with a great wine list just 100m from the house. Giles Coren (British food writer for The Times) described his visit there in 2017: “I had not just the best mouthful of the year, but the best mouthful of my life!”

Accommodation Details

This residence has 4 bedrooms and 2 bathrooms, set over 2 floors. Upstairs, there are 4 bedrooms: 3 of which are super kingsize rooms which can be split into 2 twins, along with an additional single bed to sleep up to 3 people in each room. The fourth bedroom is a kingsize/twin with a capacity of up to 2. There are 2 bathrooms; 1 with a bath over shower and 1 with a walk-in shower (plus a downstairs WC). The hosts also have 1 additional double sofabed downstairs for additional guests. Modern facilities include superfast fibre wireless internet access and two Smart TVs with Amazon Prime, Netflix and TV streaming services in both the living room and snug, which has south-facing French doors opening onto the garden. A well-equipped kitchen diner has an eat-in dining table and there is a separate utility room. Outside, you’ll find a mature south-west walled garden and a lawn that’s ideal for kids to play, as well as a patio and barbecue - perfect for alfresco dining in the summer months.

Style Notes

Historic barn. This beautiful Grade II listed property dates back to the 17th century and still retains so much of its period character. Built from classic Cotswold stone, the property boasts many traditional features including flagstone flooring, split-level steps, stone mullion windows, exposed stone alcoves and a lovely Cotswold stone fireplace. The hosts have lovingly updated this classic property with a 2018 restoration, adding contemporary amenities for families, such as the brand new wood-burning stove in the living room, sleek modern bathrooms and the luxurious hot tub. We love the unique windows showing off the house’s true character, the exposed wooden beams and the traditional farmhouse kitchen.
