With 5 separate apartments, each with their own private patio, families have the luxury of their own privacy and space when they need it, with plenty of shared garden space to hang out together in. The pretty landscaped gardens feature a large outdoor pool, a spacious sun deck and multiple alfresco dining spots, all with beautiful views of Umbrian hills. The estate produces its own organic wine and olive oil which guests are free to sample, and the Azienda Agricola Valdangius winery is just minutes’ walk down the lane so parents can easily pick up a bottle or two for family feast nights. Montefalco is the perfect jumping off point for exploring the wider local region with world class restaurants, truffle hunting, country walks, horseback-riding and the coast all a manageable drive away.

Why Kids Love it

With family and friends for neighbours and masses of shared outdoor space to explore and play in together, the kids will never want to leave. The safe private gardens offer up the perfect mix of wild olive groves, grape vines and landscaped lawns with flat, grassy areas ideal for games of hide and seek and picnics. The large outdoor pool will provide hours of entertainment with room for little splashers as well as more confident swimmers - and plenty of sun loungers for the teenagers to chill out on. For those keen to get out and about, nearby Montefalco is particularly lively during the grape harvest with events for all the family, and gelato parlours to enjoy all year round. Nearby Perugia has a chocolate factory and a weekly market, while little ones might enjoy a trip to the Città della Domenica Zoo or the Tavernelle Aquatic Park. The hosts can provide cribs, bedrails, and highchairs on request.

Things to Know

Minimum stay: 7 nights with Saturday-Saturday arrivals only in the summer. 4 nights the rest of the year on request. Smaller apartments, such as The Zefiro Residence, can be booked individually. Complimentary toiletries are provided, and a laundry service is available on request. Some of the residences have working fireplaces and internal staircases (without stairgates) which younger ones should be monitored around. Other amenities include dishwashers, goose down duvets, WiFi, TVs and washer/ dryers. The outside pool is gated, though it's advisable to keep an eye on younger ones while outside. Car hire is essential to get around and explore the area. There is private parking on site. Pets are allowed by request. Please also let the hosts know if you require cribs and highchairs at the time of booking.

About the Location

The residence is in the heart of Umbrian countryside, 6 km from the medieval hill towns of Montefalco and Bevagna and 30-40 minutes from the city of Perugia. The property is surrounded by 12 hectares of organic olive groves and vineyards which are part of the Fonte Sala estate; there is also a local bar/restaurant within walking distance. There is plenty to explore in the local area including wine and foodie trails, and a range of activities including hiking, biking and horse riding. The iconic Marmora waterfalls are an hour’s drive south of the residence, while just over an hour north is Lake Trasimeno with pedal boats, bike hire and a beach with sun umbrellas. The closest international airport is in Perugia, just under an hour away, with Rome’s airports approximately 2 hours’ drive away.

Accommodation Details

The estate is made up of 5 separate accommodations. The Torre Residence is the largest with 4 bedrooms (3 double beds, 1 single) and 3 bathrooms set over 3 floors of an iconic tower building. It has a living area on the ground floor with a living room, a dining room, a spacious kitchen and a small bathroom. The primary bedroom is situated in the ancient tower, and the residence has its own patio with private alfresco dining. The Bacco Residence is in the main building of Fonte Sala and comes with 3 bedrooms and 3 bathrooms set over 2 floors. On the ground floor are a large kitchen, a double bedroom and a single bedroom, both with their own bathroom. A staircase leads to the large living room on the first floor, with a fireplace, and a second double bedroom with bathroom including a shower and a bathtub. It has its own furnished patio. The Zefiro Residence is also in the main building and is on the ground floor set over one level with 3 bedrooms and 2 bathrooms. There is an open plan living / dining room with French doors that open to the garden and a dining table seating 6. A well-equipped kitchen has an original fireplace. The 3 bedrooms have a double bed, 2 twin / single beds and a single bed respectively. There are 2 full bathrooms with showers and tubs. Outside, the apartment has a private garden and terrace with outdoor dining table and chairs. Ginestra is a separate cottage residence with 2 bedrooms and 1 bathroom set over 1 floor. The entrance leads to a living room with a fireplace, and an open kitchen. The sleeping area consists of 1 double bedroom, 1 single bedroom and a bathroom with a shower and a bathtub. It also has its own furnished patio with alfresco dining. Nearby Lavanda is also a cottage residence with 2 bedrooms and 1 bathroom set over 1 floor. It features a living room with a kitchenette and fireplace, 1 double bedroom, 1 single bedroom and 1 bathroom with a bath and a shower. It also has its own patio. The shared garden space includes landscaped lawns and terraces with large alfresco dining tables and an outdoor pool with a sun terrace featuring loungers, deck chairs and umbrellas.

Wooden shutters feature throughout to keep the house cool during the long, hot days while the garden provides plenty of shade with olive, and cyprus trees dotted throughout - perfect for family meals dining on local produce, wines and olives. We love Baco’s living room with panoramic windows on all four sides flooding in the views, while Ginestra and Lavanda cottages provide ultimate peace, surrounded by olive groves and handily close to the swimming pool for making the most of private early morning or evening dips.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 15% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 15% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
